Scale of Farrons Lettings Fees

 

Full Management Service:

12% to include rent guarantee or alternatively 10% without. All fees are subject to vat.

Additional Fee & Charges:

Initial set up fee- The agreed charge of £250 plus vat (Legionella risk assessment & Gas safety certificate charged from £70 per item) EPC £95. An Electrical Certificate is also required and prices start from £125 plus VAT for up to 8 circuits and then £25 for each additional circuit. This will be deducted from the first rental payment.

 

Rent Collection Service:

Agreed Let Only Fee:

Agreed charge of 10% of the of the first six months’ rent plus vat (min £350 plus vat) – with an initial set up fee of £350 plus vat (Legionella risk assessment & Gas safety certificate charged from £70 plus vat per item). EPC: £95, An Electrical Certificate is also required and prices start from £125 plus VAT for up to 8 circuits and then £25 for each additional circuit. This will be deducted from the first rental payment.

 

Tenant Fees

Referencing, Credit Searches And Holding Fee

Until a signed and completed Application and Guarantor Form(s) (if required) is received together with a Holding Fee of £100.00 (One Hundred Pounds) the property cannot be reserved. The holding fee will be deducted from the total amount due (agreed rent, deposit & any other charges agreed) on the signing of the initial tenancy agreement.

All applications must be submitted with the required proof of address, e.g. a utility bill dated within the last 2 months, (Mobile phone bills are not acceptable) and a copy of your photographic identification (passport or driving licence).

Applicants will be referenced and credit searches undertaken. If inaccurate information is supplied which results in an adverse report being received from our Referencing Agents the application may be rejected. If for any reason the property is withdrawn by the landlord the Holding Fee against that property will be returned in full.

 

Guarantors

In some instances a Guarantor may be required. If this is the case the Guarantor will be referenced and subject to a credit search in the same manner as the applicant and must be able to show sufficient income or savings to cover the rental payments in the event that the tenant defaults for whatever reason.

 

Tenancy Agreement

Once all satisfactory references have been obtained and a moving date agreed an Assured Shorthold Tenancy Agreement will be drawn up ready for signing by the tenant (and if required the Guarantor). Under no circumstances will the tenancy commence until the Agreement has been signed by all parties and all monies due paid and cleared.

 

Costs, Charges & Fees

There are no referencing fees payable for residential tenancies and any other costs or charges that may be applicable would be clarified before referencing commenced. Commercial tenancies are subject to an application fee of £250 plus vat any other charges would be clarified before referencing commenced.

 

Security Deposit

The Security Deposit will be protected under the Housing Act 1996 & 2004 (Tenants Deposits Protection Order) in accordance with their Terms and Conditions. Farrons Sales & Lettings is registered with the Deposit Protection Scheme.

At the end of the tenancy, if a dispute arises between the landlord and tenant with regard to the apportionment of any deductions from the deposit, e.g. for costs or compensation for damage, or for breaches of, or failure to comply with the tenant’s obligations and mutual agreement cannot be reached the amount in dispute will not be paid over or returned to either party and the matter shall be referred for arbitration.

Where the rent for a property is £550.00 per calendar month or less, the deposit will normally be the equivalent of one month’s rent i.e. rent is £550.00pcm- Security Deposit will be £550.00 Tenant Application Fee & Additional Guarantor Fee. In some cases additional  upfront rent may be required subject to the property and the landlord which we will make any interested parties aware of as soon as possible.

Unless otherwise stated the tenant(s) will be responsible for council tax and all utilities during the term of the tenancy. All potential tenants must declare if they have any pets before any tenancy commences.

 

Payment of First Month’s Rent & Security Deposit

The first month’s rent, Security Deposit and balance of any fees outstanding must be paid on or before the commencement of the tenancy. Payment must be by cleared funds i.e. Bankers Draft, Building Society Cheque, Cash, Bank Transfer or Debit card. Personal or company cheques will only be accepted if paid at least ten working days before the agreed tenancy commencement date. Debit card and bacs payments can take 4 working days to clear (Note we are not able to accept credit card payments)

 

Client Money Protection

Client monies are handled by Lettings Complete who act on our behalf. Lettings Complete are a member of a Client Money Protection Scheme operated by Propertymark ™
